Job Description:
• To assist the FM Manager to look after the complete mobilization process of The mall for better handing over from the Main contractor/ Consultant to FM Mabanee .
• Coordinate with the Owner to check for the asset commissioning, testing and completion reports and prepare the snag list to coordinate with projects team to rectify which is under DLP.
• To handle all the MEP related jobs for tenant retail delivery of the mall; review / approval of drawings & fit out inspections.
• To understand the behavior and operation process of newly constructed building with modern equipment’s to train the direct/ indirect staff for future maintenance.
• To perform condition analysis and prepare condition report for all the assets/equipment’s installed in the building.
• To create set of procedures (SOPs) and work instructions for the FM Department.
• To collect and verify the list of assets and do the asset capturing so that it can be entered into the CAFM system for planning of future maintenance as per the contract.
• Responsible for effective Operations & Maintenance of all MEP works in the Mall.
• Regular monitoring the PPM Schedule, PPM activation & status of the PPM job completed in the CAFM system.
• Regular monitoring of Corrective and reactive task, attendance, containment and completion in the CAFM system.
• To assist the FM Manager for additional jobs, prepare scope of work and go through complete process of tendering until completion of job as per the standards of Owner / Operator.
• To prepare (sub-contractors) AMC scope of work and go through complete process of tendering until completion of job as per the standards of Owner / Operator.
• Issuing the subcontract invoices based on the monthly KPI evaluation.
• Regular monitoring of AMC Sub-contractors to follow up the PPM program schedule and attending break down complaints if any.
• Oversee the service, operation and maintenance of all civil engineering services including masonry, carpentry, painting, roofing, architectural, and structural, roads and infrastructure.
• To create Utility report for the Electricity, Water, LPG and BTU during the operation of the mall.
• Analyze the data collected from energy center, building management system and day to day operations to prepare the plans for saving energy.
• Analyze BMS data for efficient cooling in mall common area and implement energy saving methods.
• Tool box talk, training, and implementation of HSE policy.
• To organize, supervise & implementation the in house / outsourced maintenance team to attend the regular complaints.
• To prepare and confirm the recommended materials, tools, equipment's & spare parts that are needed to ensure that all the systems will have smooth operation without any interruption.

Requirement:
8 to 10 years of experience in facilities and energy management. Candidate should have an extensive Electromechanical engineering background, with comprehensive knowledge and understanding the Facilities Management mainly in Shopping Mall Industry.
The candidates must be degree qualified in a MEP discipline and should have experience managing a team of supervisors and technicians (in house / outsource)
